Terms of Service

1. Acceptance of Terms By accessing or using EasyLandSearch.my, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.
2. Service Description EasyLandSearch.my provides a service to obtain official Private Land Search documents from the Pejabat Tanah dan Galian (PTG) for properties located in Selangor and Kuala Lumpur. We also provide a complimentary “Title Review” highlighting active caveats, encumbrances, and ownership status based on the retrieved document. Note: Our Title Review is a summary of the official PTG data provided for your convenience. It does not constitute formal legal advice.
3. The 18-Hour Promise We guarantee the delivery of your official PTG PDF within 18 working hours of a successful payment and submission of valid title details.
- Working Hours: Our 18-hour window aligns with official PTG operating hours. Orders placed late on Fridays, during weekends, or on Selangor/Kuala Lumpur public holidays will begin processing on the morning of the next working day.
- Guarantee: If we fail to deliver within this timeframe due to our own delays, your next land search with us will be provided free of charge.
4. User Responsibilities You are responsible for providing accurate property title details or uploading clear, legible documents. We cannot process searches using only a street address.
5. Fees, Invalid Titles, and Refunds Our service operates on a flat-fee basis.
- Invalid Titles (“The Invalid Title Protection”): If the title details you provide are invalid, strictly confidential, or cannot be found within the PTG system, we will issue a prompt refund of your payment, minus an RM5.00 processing fee to cover payment gateway charges and administration.
- Successful Searches: Once a search is successfully extracted from the PTG database and delivered to you, the service is considered fulfilled, and no refunds will be issued, regardless of the content or encumbrances found on the title.
6. Limitation of Liability EasyLandSearch.my relies on the data maintained by the Pejabat Tanah dan Galian (PTG). We do not alter or amend the official records. Therefore, we are not liable for any errors, omissions, or outdated information contained within the official PTG database. Furthermore, we are not liable for any financial losses, missed auction bids, or legal disputes arising from your reliance on the search document or our complimentary Title Review.
7. System Outages In the rare event that the official PTG online system experiences unexpected downtime or technical failure, our 18-hour delivery window will be paused until the government system resumes normal operations. We will notify you promptly if such a delay occurs.
8. Governing Law These Terms shall be governed by and construed in accordance with the laws of Malaysia.
